The Property Search Process Works
- From
the outset we need as much detail as possible from you about what
you require. The best way for us to find this out is an initial
thorough discussion to include where you want to be, what accommodation
you need and the type and size of property, to include all relevant
factors. This can be by telephone, but we prefer to meet you in
person either in your home or workplace or here at our offices.
- If
you are unsure of where you wish to live we provide practical
advice on suitable areas, travel times and local amenities.
- We
then obtain particulars and other relevant details relating to
properties that might be of interest to you as well as making
discreet enquiries from our many contacts across the counties.
At this stage we try to confirm with the agents or vendors involved
with each property all matters of particular interest or concern.
- You
will be posted or e-mailed details and photographs, and at this
stage we ask for your feedback and views in order to ensure that
we are working along the correct lines.
- If
a property appears to match your criteria we make further inquiries
to establish that there are no other factors about which you should
be aware. You will not be surprised that proximity to roads, nearby
industrial activity, noise and dreadful neighbours are generally
never mentioned in sales particulars and advertisements!
- Having
sorted 'the wheat from the chaff' we arrange to view all suitable
properties on your behalf, and if you wish to do so we take you
to view these initial properties.
- Following
further discussion, and our recommendations to you, a second or
even third trip may be required and by then we hope that we will
have found you a property you wish to buy.
- We
provide you with our opinion of value and following discussion
we submit an offer on your behalf - this is where our experience
of local prices and the purchase process is invaluable. You can
simply leave the whole negotiating process up to us.
- Once
an offer has been accepted we keep you very closely informed as
to progress and all the other matters you might need to consider
before your move, all the way through to completion of the sale
and your move to the new property.
